Sales
Overview
- A Sale is an Action that records the purchase of a Unit or Listing by a Contact.
- Only Users with the "Add/Manage Sales" Permission are able to add Sale Actions.
- Sale Actions will not automatically schedule any follow-up Action when completed.

Adding Sales
- Navigate to the desired Contact's Contact Summary page.
- Select "Sale" from the "Add New Action" drop-down menu in the Sales Path section.
- Complete the fields as desired. See the Field Descriptions below for detailed field descriptions.
- Click the "Save" button to display the Contact Summary page. The Sale Action you added will display in the Sales Path section.

Sale

Sale ID
- System-generated value.
- Unique Sale identifier. (ex. 1234)

Date Sold
- Required date value.
- Date Sale was made. Defaults to the current date. (ex. 1/23/2006)

Estimated Closing Date
- Optional date input.
- Projected closing date used by contract management. (ex. 1/23/2006)

Contract In
- Optional date input.
- Date contract was received from Contact. (ex. 1/23/2006)

Date Closed
- Required date input.
- Date Sale was Closed. (ex. 1/23/2006)

Date Cancelled
- Optional date input. Required date input when Closing Status is "Cancelled".
- Date Sale is cancelled. (ex. 1/23/2006)

Product Type
- Required drop-down value.
- Listing of available Product Types. (ex. Company Land)

Sale Type
- Required drop-down value.
- Status of the contract. (ex. Reservation, Contract Pending or Contract In)

Closing Status
- Required drop-down value.
- Status of the Sale (ex. Pending, Cancelled or Closed)

New Lead Status
- Optional drop-down value.
- List of available Lead Status options. Selecting a value will update the Lead Status for the selected Contact. (ex. A)

Build Compulsion
- Required drop-down menu.
- Indicates if Sale contains a build compulsion. Defaults to "No" (ex. Yes or No)

Compulsion Date
- Optional date input.
- Date construction must begin by. (ex. 1/23/2006)

Sales Exec
- Required drop-down value.
- Name of Sales Exec responsible for the Sale. Defaults to the Sales Exec assigned to the Contact. (ex. Jane Smith)

Certificate
- Required drop-down menu.
- Indicates the Sale was the result of a Contact's Reservation. Defaults to "No" (ex. Yes or No)

Membership
- Optional drop-down menu.
- Select Membership included in Sale, if any. (ex. Golf Club)

Second Sales Exec
- Optional drop-down value.
- Name of secondary Sales Exec responsible for the Sale. Used to record split Sales. (ex. John Jones)

Notes
- Optional text area input.
- Miscellaneous notes about the Sale. (ex. ABC Bank providing financing.)

List Price
- Currency value displayed from Unit record in Inventory.
- Company Volume from Unit record in Inventory. (ex. $200,000.00)

Incentives
- Currency value displayed from Unit record in Inventory.
- Any discounts offered to be deducted from the List Price. (ex. $20,000.00)

Net Price
- Currency value displayed from Unit record in Inventory.
- Net of List Price less Incentives. Not a calculated field. (ex. $180,000.00)

Trade-in Price
- Optional currency value.
- Total value of property Contact is trading-in on this Sale. (ex. $40,000.00)

Actual Price
- Optional currency value.
- Actual price of Sale. (ex. $180,000.00)

Trade-in Unit
- Optional text input.
- Record an identifier of Unit that was traded on this Sale. (ex. 1012-A)

Unit
- Required drop-down value.
- Displays all Inventory currently available for sale. Units that are under contract will not be available for sale. (ex. Phase 1 - 1012)

Financing
- Optional text input.
- Used to record miscellaneous financing information. (ex. John Smith at ABC Mortgage)

Utilities
- Currency value displayed from Unit record in Inventory.
- Displays the cost for any CCD requirements. (ex. $5000.00)
